About Casas Adobes

THE FULL PICTURE

Casas Adobes occupies a sweet spot between Tucson's urban core and the premium north suburbs — close enough to everything without the premium price tag of Oro Valley.

As unincorporated Pima County (like the Foothills), residents pay lower property taxes than incorporated cities. The neighborhood architecture runs from mid-century ranch homes to 1980s stucco to updated 2000s construction.

Tohono Chul Park — 49 acres of Sonoran Desert botanical garden — is one of the finest nature preserves in Southern Arizona and sits right in the neighborhood.

Governance

County services, not city. Casas Adobes has its own Community Plan within Pima County. Lower overall tax burden than Tucson or Oro Valley proper.

Schools

The same district serving much of Oro Valley. Above-average schools with a strong community reputation. Some areas near the north boundary may access Oro Valley charter school options.

Housing

Mid-century through contemporary. Ranch homes, Spanish tile, and updated stucco. $300K–$680K. Lots tend to be larger than in-city Tucson. Many homes have established desert landscaping and mature trees — rare in newer Tucson developments.

Lifestyle

Tohono Chul Park botanical garden · Casas Adobes Plaza (shopping/dining) · La Cholla corridor · Oracle Road retail · Close proximity to Oro Valley amenities without Oro Valley property prices.

Current Market Conditions

Stable market with consistent demand. Well-maintained homes under $450K sell quickly. Mid-century homes with original character are having a moment — buyers appreciate the architectural quality that newer construction lacks.

"Great value corridor that's perpetually underrated. You get proximity to the Foothills and Oro Valley lifestyle, unincorporated county tax rates, and a neighborhood that has genuine character. Not trendy, not flashy — just reliably livable."
