About Sahuarita
THE FULL PICTURE
The Town of Sahuarita (incorporated 1994) sits about 15 miles south of downtown Tucson on I-19. The population growth figure — 1,055% since 2000 — is not a typo. This was ranch land 25 years ago; today it's a full-service suburb with two high schools, multiple shopping centers, restaurants, and its own community identity. Rancho Sahuarita is the flagship master-planned community: a resort-style development with multiple pools, a community center, catch-and-release fishing lake, sports courts, and parks. Outside the master plan, older Sahuarita has more architectural character and lower prices. The Santa Rita Mountains to the east provide some of the most beautiful views in the greater Tucson area.
Rancho Sahuarita
Multiple community pools, Lakeside clubhouse, catch-and-release fishing at Sahuarita Lake, sports courts, parks. Resort-style HOA amenities. HOA fees approximately $130–$170/month depending on sub-community. Well-maintained.

USDA Eligibility
Parts of Sahuarita qualify for USDA Rural Development 0% down loans. Verify for specific addresses. This includes areas outside Rancho Sahuarita's core. Significant financing advantage for qualifying buyers.
Schools
Two high schools (Sahuarita High and Walden Grove), multiple K–8 campuses. Growing in quality alongside the community. Not yet at Vail District level but improving significantly year over year.

Current Market Conditions
Best supply-demand fundamentals of any softening south Tucson market. Prices down 9.3% but inventory stayed controlled. USDA eligibility creates financing advantages. Sahuarita-specific buyer demand remains strong.
"Sahuarita consistently surprises out-of-state buyers. They expect a distant suburb and find a genuinely complete community with resort amenities, strong schools, beautiful mountain views, and some of the best price-per-square-foot in the greater Tucson metro. The 20-minute commute to Tucson is manageable. USDA eligibility can be a game-changer for the right buyer."
